It depends on the transacted price & the loan applicant's age, credit & income profile. Mandarin Garden is about 33years old project, hence that might play a part too in the bank valuation.

Current en-bloc market is not as active, but its hard to tell when the thomson east coast line nears completion. Thanks and hope to assist with your purchase further.
